Commercial + Industrial

Located on the existing 400-acre campus, this 54,000-sf support facility was developed to house training and operational functions for Southern Company Gas. Site development included clearing, access layout for secure vehicle movement, utility routing, and coordinated tie-ins to existing infrastructure. The project also addressed long-term traffic flow and site usability without disrupting adjacent operations.

OnSite provided civil design services on a 21-acre parcel owned by North American Property Corporation (NAPC) in Rockdale County.  The master parcel shares a site access driveway in addition to water and sewer infrastructure. 

Phase I included a 4,000-sf addition to the existing 142k-sf Pactiv manufacturing building plus 40 additional parking spaces. 

Phase II included a 105,600-sf distribution center with 90,600-sf of warehouse and ,5000-sf of office space.  The building has 26 loading docks for semis, 2 drive in ramps, and 95 spaces for employees.  Significant elevation change and rock caused design and construction challenges.  Stormwater management providing water quality and quantity control was designed for the Phase II project. 

Another State Economic Development project, OnSite provided master planning for 2 million sf of manufacturing and warehouse on the 167-acre parcel near the Anheuser Busch plant.  Phase I included a 303,000-sf manufacturing building and a 220,000-sf warehouse and 169 parking spaces. ​​​​​​​​​​​​

OnSite worked closely with the architect Niles Bolton to provide a replacement clubhouse for the site after losing the original restaurant to a fire in 2023.  The new 8,500-sf restaurant sits atop Garland Mountain with views unparalled in Metro Atlanta.  The site features a septic system spanning nearly two acres and an underground cistern for fire suppression.  

This 11,000-sf building is adjacent to a carwash OnSite had previously designed.  The project lies in the County's Peachtree Parkway Overlay District which restricts typical commercial strip center developments in favor of enhanced landscape strips and increased building beautification. 

OnSite worked closely with the State Economic Development Authority on this project that was under the code name "Project Stella".  OnSite provided full civil engineering plans for this 432,320-sf manufacturing building on a 44-acre site in Whitfield County, Georgia.  The flooring plant features an impressive 1,200' long manufacturing line.  The plan also provided 175 parking spaces and 20 loading docks for semi trucks.  Phase II called for an additional 224,000-sf with plans for future expansion of up to 1 million sf.  ​​​​​​​​

This project included site clearing, grading and infrastructure for the construction of a new 24,000-sf Fleet Center for AGL on the same 400 acre campus.  The building features 5 dual depth service bays for pull through service access.  Design included a new detention pond for proposed site and future development that replaced old pond.  ​​​​

OnSite provided master planning, rezoning plans, and infrastructure plans for the 11.8-acre tract which was divided into 7 commercial parcels. Infrastructure improvements included mass grading, stormwater conveyance, regional detention pond, sanitary sewer and GDOT improvements including dual driveways, a left turn lane, and a signal warrant.  Canton Hwy (SR20) is being widened to 6 lanes and care was taken to ensure the site access functions before, during, and after construction. Cumming Utilities constructed a regional lift station to service this project and other proposed commercial in the area. The forcemain from the lift station runs through the site to Canton Hwy. 

OnSite has since completed full civil design for a multi-building Class A self storage, a carwash, and a package store within the development. 

This 8,000-sf package store was designed on a vacant outparcel of an existing shopping center. New zoning codes required heavy coordination with the architect to maximize the building footprint within the setbacks and buffers. A fire line was installed to meet the County Fire code which requires a sprinkler system for any building over 5,000-sf. 

This site includes 2-60,000-sf Class A storage buildings in Magnolia Commons. Forsyth County Overlay District requirements called for the separate buildings to reduce the scale of the project adjacent to single family land. ​​​​​
